The development is 48 acres, and will have a mix of single family, row house, town house and apartments.  Approximately 600 units in total.

In Osprey Hill, the builders and their product types are as follows:

  • Homes by Avi: Townhomes (no condo fees) a.k.a Fee Simple Rowhouse 18’ to 20’ units and 29 ZLL (zero lot line) and Traditional Side Yard Front Garage homes.
  • Bedrock Homes: Front Garage Move Up homes, with 29’ ZLL and Traditional Side Yard options.
  • Renova Homes: Front Garage Amenity Ravine homes, on 34’ lots . A
  • Lupi Luxury Homes: Front Garage Amenity Ravine homes, also on34’lots .

When will first possession/occupancy take place in Osprey Hill?

First possessions are approximately slated for Q3 2025.

When are the lots expected to go up for sale?

The lots are anticipated to go up for sale between Q1 and Q2 of 2025. The exact timing will be determined by the builders.

Who are the builders partnering with the developer?

The developer is partnering with Homes by Avi, Bedrock Homes, Lupi Luxury Homes, and Renova Homes.

What are the available lot sizes and housing options?

In Phase 1, the community will offer 29’, 31’, and 34’ lots with Front Garage Single Family homes. Additionally, there will be rowhomes available as Fee Simple units (a.k.a. No condo fee townhomes), ranging from 18’ to 20’ unit width

What are the designated schools for Osprey Hill?

The new residential development has now been approved and both the Calgary Board of Education and Calgary Catholic School District is in the process of assigning public designations for Osprey Hill based on occupancy of the community. There are however three private schools with close proximity to Osprey Hill – the National Sports School, Edge School and Chinook Winds Adventist Academy.
